Radon in Johnson City is a crawl, a hillside, or a well question

Johnson City is the reason this shop has the name it has. It is also a spread-out town: railroad-era streets near downtown, mid-century ranches toward the mall and North Roan, ETSU rental houses, Boones Creek and Gray subdivisions, and hillside walkouts that look at Buffalo Mountain.

Washington County is EPA Zone 1. That is the county fact. The house fact is which soil you sit on and how the builder poured the foundation.

Neighborhoods around town

Downtown and the Tree Streets (Watauga, Chilhowie, Unaka, and the rest of that grid) are older wood and brick on crawls. You get more floor-wall joints, more plumbing chases, and more "we never go down there." A test still belongs in the lowest lived-in room, which is usually the first floor, not the crawl.

Keystone, University, and the ETSU rental belt are a mix of small basements, crawls, and houses that have been tightened with cheap vinyl and a hope. Students do not test. Landlords sometimes do when a parent asks. If you're buying a rental, treat it like any other contract test.

North Johnson City, Boones Creek, and Gray run newer. You will see more slabs and more "the house is tight, so radon can't get in" folklore. Tight houses hold whatever gets in. Slab work is a suction pit, not a shrug.

Indian Ridge, Carroll Creek, and the Buffalo Mountain side of town are where we see the hillside specialty: walkout basement downhill, crawl or slab uphill. One pretty pipe on the basement wall will not clean the crawl. Say "split foundation" in the quote form if that is you.

Water and the north side

Johnson City utility water is not the indoor-radon problem. Private wells and springs north of town are a different conversation. Karst-spring research flagged a radon hotspot in northern Washington County. If you are off the city main toward Fall Branch or the rural tracts, we still test the air first and we will talk a water sample if you want one.
