Kingsport is Sullivan County Zone 1, and the houses prove it

Kingsport is a planned industrial city with Eastman on the river and Bays Mountain on the skyline. It is not a suburb of Johnson City, and it is not in Washington County. Sullivan County is EPA Radon Zone 1, same band as Washington, different courthouse.

We test and mitigate in Kingsport because the Tri-Cities share the same Ridge-and-Valley rock and the same housing habits: brick ranches, dirt crawls, and slope lots that grow a walkout basement.

What is actually different in Kingsport

Colonial Heights and the south side toward Johnson City feel familiar: later-20th-century houses, a lot of crawls, some slabs. Bloomingdale, Lynn Garden, and the older Eastman-era streets are tighter lots and older brick. Those crawls can be low and dirty. The membrane still has to seal.

Bays Mountain and the Ridgefields / Lake Ridge kind of slope lots are the Kingsport version of our hillside speech. Walkout on the view side. Crawl or slab on the street side. Two soil contacts. One fan may serve both if the piping is honest. It may not.

Church Hill and Mount Carmel sit toward Hawkins County, which is also Zone 1. If you are on that edge, say so. We will tell you if the drive works.

Industry, tight houses, and folklore

Kingsport people sometimes assume radon is an "old farmhouse" problem or a Johnson City well problem. Eastman and the chemical skyline have nothing to do with soil-gas radon. Uranium in the rock does. A 1970s ranch with new windows can read higher than a drafty 1940 bungalow. Test the house you are buying, not the one in the family story.

City of Kingsport water is not the usual indoor driver. Wells toward the county line get the same air-first, water-second talk we give northern Washington County.

How we work a Kingsport job

Same protocol as Johnson City: closed house, lowest lived-in level, continuous monitor when a contract is involved. Mitigation follows the foundation you have, not a generic "Kingsport package." If you already have a fan from a prior owner, we can look at the manometer and retest before anyone sells you a second system.
